Housing Mix
Mid-1960s ranch houses to multi-story homes from the 1980s, in a fully built-out area.
The City of Golden's Golden Heights/Golden Hills Neighborhood Plan places the area south of US 6 and east of I-70. Golden Heights was annexed in 1962 and platted for homes in 1963. Golden Hills was annexed in 1964 and platted that same year.
The plan says I-70 was built in the mid-1960s, which created a lasting separation from central Golden. It describes the housing as an eclectic mix of styles and sizes, from mid-1960s post-World War II ranch houses to multi-story homes from the 1980s. The residential land is fully built out, so future activity is mostly redevelopment of existing homes.
Golden Heights Park anchors the neighborhood. According to the plan, it hosts summer soccer tournaments and has basketball courts, a baseball diamond and one of the City's two skate parks. The slopes give many residents views toward north Golden, and the plan notes at least one steep street.
Hillside Streets and Homes From Several Decades
A neighborhood built across two decades has plumbing from several eras. A ranch house from the 1960s may have had its water heater replaced three or four times, while a 1980s house may still have its original fixtures. We look at what is installed in your home instead of guessing from the neighborhood.
Hillside lots add one general consideration: water pressure. Homes lower on a slope can see higher pressure than homes higher up, and high pressure is hard on faucets, valves and water heaters. A pressure gauge on an outdoor spigot gives a quick reading, and a pressure regulator is a straightforward fix if the number runs high.
Hard water is also a general Front Range issue that shows up in water heaters and fixtures over time. Our guide to hard mountain water and water heaters in Golden explains what to watch for. This is general guidance, not a finding about any single street.
General guidance, not a local finding
Annexation dates, platting dates and housing eras come from the city plan. Pressure and hard water notes are standard advice for hillside and Front Range homes, not measurements taken in this neighborhood.
Plumbing Services for Golden Heights and Golden Hills Homes
Aging water heaters are a sensible first check in a home that has lived through decades of use. Water heater repair handles a failing element or valve, and water heater installation and replacement covers a tank at the end of its life. Homeowners remodeling a kitchen or bath may also want plumbing installation for new fixtures.
For hard water and taste concerns, water softener installation and repair and water filtration installation are worth pricing. Slow or recurring drains call for drain cleaning, and a camera can check the main line when the problem keeps returning.

What to Have Ready for a Golden Heights or Golden Hills Call
Note the age and type of your water heater from its label, and tell us if it is gas or electric. For pressure problems, mention which floors are affected and whether the problem is worse at certain times of day.
If you plan to renovate, tell us early. Plumbing work is easier to schedule alongside flooring and cabinet work than after it. Photos of the areas you plan to change are useful.
