History Colorado describes the 12th Street Historic Residential District as one of the most intact early residential neighborhoods in Golden, west of the downtown commercial area. Its boundaries are 11th, 13th, Elm and Arapahoe Streets. The residences date from the 1870s to 1920.

The homes are mostly vernacular adaptations of popular period styles. They include several two-story Italianate houses, plus one-story classic cottages and bungalows, built of brick or wood frame. Golden's visitor guide describes the district as listed on the National Register of Historic Places, with the city's best-preserved historic homes.

The City of Golden also publishes a West Downtown Neighborhood Plan that covers three areas: the 12th Street area, the west end of the southern part of downtown, and the rest of College Hill. The Colorado School of Mines opened its first building at its present location in 1873, and College Hill is part of the West Downtown plan area.

Plumbing in a House That Has Seen 100 Years of Changes

A home from the 1870s to 1920 has almost certainly had its plumbing changed more than once. Bathrooms were added after the original build, kitchens were remodeled, and water heaters were replaced many times. What you find behind the plaster depends on what each owner did, not on the date of construction.

Non-invasive diagnosis matters most in houses like these. Leak detection tools and sewer cameras locate a problem without opening walls or digging up a yard. That keeps original plaster, trim and landscaping intact wherever the diagnosis allows it.

If your home sits inside the district, check with City of Golden planning staff about any change visible from the street. Interior plumbing work is usually separate from exterior review, but the city is the authority on what applies to your address. We are happy to coordinate the plumbing schedule around your approvals.

General guidance, not a local finding

District boundaries and dates come from History Colorado and Visit Golden. Our remarks about layered renovations are general, since the sources describe the architecture and say nothing about what lies inside any wall.

Services

Plumbing Services for 12th Street and West Downtown Homes

Start with a diagnosis. Leak detection pinpoints a hidden supply leak, and a camera along the drain tells you whether sewer line repair is justified. If the supply piping has reached the end of its useful life, repiping can often be planned in stages around the rooms you want to protect.

The water line that feeds the house also deserves a look. Water line repair and replacement covers the run from the street to the house, and a new tankless water heater can free up closet or basement space in a compact historic floor plan.

Before You Call

What to Have Ready for a Historic Home Plumbing Call

Tell us what you know about past plumbing work, even if it is only a rough story. Mention any bathrooms added after the original build and any rooms with plaster ceilings below them. That helps us choose a diagnosis method that avoids damage.

Clear a path to the basement or crawl space, and point out the main shutoff if you know where it is. Older houses sometimes have shutoffs in unexpected places, and finding it early is a basic safety step.
